Has anyone ever had WF review and approve a short sale offer in the 10 day HUD program window?  Our latest deal was sent in on 8/5;  purchase price $1,000 higher than PFS fair market value, Net above required net, NO disallowed fees and allowed fees capped at precisely what is paid on these FHA deals....and still no decision 3 weeks later. In fact, it was just assigned to a negotiator over the weekend so actual 'review' has not begun yet.

Sometimes I think this servicer is working hard day in and day out to kill the process from 1000 cuts....

I am having the same problem with a deal at Chase. 

Just because these banks make record profits yearly and lose maintenance income from the investors every time a short sale goes through, and this same management which makes record profits can't make staff read FHA rules and apply them in less than a month - maybe at a 4th grade level or less, you jump to a possible conclusion that this is planned incompetence? Would a bank really manipulate people like that?   ;-)

If you haven't contacted HUD yet, you should. There is no guarantee that this assigned specialist will be lifting a finger in the next 6 weeks, either. HUD will sometimes put smelling salts under their noses.

The requirement is actually 5 days but up to 30. Only if an ATP is issued and all the terms and conditions of ATP met. My WF FHA deals have been getting done in the 30 day window. If they aren't, you should open a HUD ticket but will need a TPA from the seller allowing HUD to discuss with you. My recent HUD experiences have been case assignment and an email from the HUD representative within 5-7 days. You should continue to work with the representative through closing. Stay in contact with them so the case isn't closed.
