Update:  Turns out the listing agent allowed the buyer to use one of his(listing agent's) business addresses as the buyer's LLC address!  So Wells said, this is not an arms length transaction, so no commission.  We had to find a new buyer.  I told this agent that I cannot do anymore short sale negotiations for him.  I won't work for an agent who isn't 100% ethical.

The processor is asking for 24 pcs of LLC documents the buyer cannot provide. But buyer has had short sales approved without these docs before. Who is a good contact to escalate and is there a chance this can move forward? HELP!

Nancy, was yours a cash offer? I dont see how they would be doing anything but wasting resources if there was a mortgage (for the buyer)

Yes, I had WF counter in August for $82K, buyer cancelled, received a new offer and they now want $111K. I contacted the short sale manager and below was her reasoning for the increase. So a BPO does not matter. So crazy!

This is an investor file.  We did send this file to the investor and that was their decision.  The investor looks at the entire short sale request, not just the value when they make their decision.

Dont know if anyone else has experienced this with WF recently. I have one, WF countered at 88k in Aug, 99k in Sept, now 125k in October. I have discussed with them the fact that each month now they have recieved a higher BPO. Just does seem wrong/pointless/non committal on so many levels.

0 percent commission??????????  I just got a counter offer from Wells for 0% commission.  I thought this was a typo in the negotiator's email, but I checked the counter offer and sure enough, 0 commission.  Has this happened to anyone?  Isn't there something that requires them to pay a commission?  I asked the negotiator if she worked for free and said that if she did, then we could probably agree to it (of course, she gets paid, a lot).
