Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

I have the buyers. It's a Ocwen HAFA. Ocwen is saying thier HAFA team needs proof of funds to close for the buyers who are FHA, and we provided that. Buyers are getting 1k in gift funds. All normal paperwork completed on thier lenders part. Now Ocwen is wanting the donor(parents) bank statements and also a copy of the gift letter. I am sure this is to ensure arms length transaction, however does seem as though this is overkill and to be second guessing the integrity of the lender for the buyers. Anyone had any experience with this? The buyers are hesitant to provide thier parents bank statements to Ocwen, and Ocwen says it is according to HAFA guidelines.

In middle of Ocwen deal as the first.  Very quick.  We had to get replacement buyer and got another approval same day!  I hope they continue to work on improving.  Only blip was they wouldn't give $3k to seller for relo because it was in Notice of Default already.

Amy, that is not unusual, have the sellers call and tell OCWEN that they need to do a short sale and dont want a loan mod, assuming they dont want a loan mod.

I have my first ss with Ocwen.  Just called to initiate and get the correct fax number for the SS package.  Informed me that they are no longer dealing with 3rd parties (ie: realtors) until they have spoken directly to the borrower and discussed loan modification. Hmmm.

Does Ocwen Participate in the HAFA program?  The last Ocwen short sale I did was over 3 years ago and I swore I would never go there again but some of your comments are encouraging.

Just a confirmation that I had the same thing happen with an Ocwen second last week.  Emailed it in and before I could even call to check on it I had a beautiful approval letter in my email!!!

That sure sounds so different than the time I was calling phone numbers all over the place for Ocwen, and the property ultimately went into foreclosure.

Evelyn - Congratulations !!!  I think you are likely the first agent to have a great experience with OCWEN ! - This is probably the way it will become in the future with them as they are becoming the largets Sub-Prime Servicer in the USA.  So to keep their heads above water, they need to keep things along moving very fast !  This is much different from 2 years ago when they refused to do any Short sales - period.  Congrats, now get it closed quickly :-)  !
