SHORT SALE Negotiations MUST be done by a LICENSED AGENT per the REAL ESTATE DIVISION in Nevada

The person who negotiates with a lender on behalf of a homeowner needs a license, either under NRS 645 or NRS 645F. In the case of a real estate licensee who maintains a license under NRS 645, that licensee must be part of a real estate transaction with the homeowner. Home Buyers Tax Credit most likely will get extended to September

Then Senate is poised to approve the ammendment and it will have to get thru the house.

I know all my short sale buyers and sellers are hoping it goes thru! I'm sure yours are too!

If passed buyers will have until Sept 30 to close escrow in order to meet the tax credit qualifications.

As of this writing, there are approx. 4,389 short sales for sale in the Las Vegas area, this includes, resale single family homes, condos, townhomes, of that approx 3,443 of them are single family homes.

There are approx. 11,756 short sales that are in escrow under contract/pending in the Las Vegas area.

BANK OF AMERICA, Fannie Mae, REO Trans & REDC processing Short Sales

Ok, I have to give credit to Robin Rowland for tipping us off to this originally. I made a few calls and here is what I've found out.....







Bank of America has contracted withREDCto process their Fannie Mae Short Sales using the REOtrans/Equator portal.



They also will be working some of Wells Fargo short sales, Metlife short sales and GMAC short sales as well.

Bank of America Lawsuit..Las Vegas Attorney Files Class-action suit against Bank of America regarding Loan Modifications

The suit was filed on behalf of homeowners facing foreclosure in NEVADA who say there has been no progress made with regard to negotiations with their lender.



"And that's why what we're calling for in this lawsuit," explains attorney Matthew Q. Callister. "(It) is an automatic stay of any further Bank of America foreclosures until such time as every Southern Nevadan avails himself of his right under federal law to have that fundamental 'good faith' negotiation."

Titanium Solutions is processing Bank of America Short Sales

Titanium Solutions is currently processing Bank Of America Short Sales that are Freddie Mac loans.



Bank of America has contracted with Titanium and Bank of America assigns the short sale to Titanium Solutions.



So you could be months into a deal and get a call from Titanium as I did. It is supposed to help speed up the process, but no guarantee of course.

Bank of America Short Sale News.....Phase 1 taking longer..

I have been recently informed that Phase 1 can now take up to 15 days!! It has been a 10 day process.



So much for improvements and getting them closed sooner.



Phase 2 still up to 30 days.



I've noticed a lot of problems in the last 30 days at BOFA, negotiators disappearing, files being to new negotiators, negotiators not responding to emails or calls, saying short sales are open then saying oops not in the system, etc..

QUESTION: I see many listings online that state "Short Sale, please allow 3-5 months to process.

" What does "Short Sale" mean and why does it take so long to process?
