- AC Negotiations is a short sale negotiation business that I started in 2006. After working in the collection world at Chase(now JP Morgan Chase) and National City for 15 years I decided to work with individuals and Realtors to help navigate the Loss Mitigation world. My business is set up to work with the sellers agent and buyers agent on resolving issues when a property is not worth the LT.
AC Negotiations LC charges a fee of $150 (cover the sending the information to the bank and the constant follow up that needs to be done) at the time the offer is to be submitted to the bank. The offer is submitted with a preliminary HUD-1 and contract as well as any documentation that the bank requires. All offers are submitted with the fees associated with a real estate transaction. Commissions, closing cost est to the best of our ability and a fee for negotiations.
The goal is to get the bank to move forward with an interior inspection of the property so that they can confirm the price of the property and compare that to the offer that is being presented. Once this is completed the bank will move forward to either agree, counter the offer or possible reject the offer completely.
Once we have the banks approval the approval letter will be forwarded to the title company that is handling the closing along with any detail instructions that the bank has made for that closing.
I do not claim that all Short Sales will be approved nor do I say they will be completed in a short period of time. On average most SS can be completed in 60-120 days depending on the institution and how they proceed in their Loss Mitigation Department(could also be Loan Resolution or any other name the care to call the department). The plan is to get the information to the correct department and to keep the process moving forward. This includes correcting any issue's that may arise during the process. Many institutions will not call or advise if there is a problem. They can close a file at anytime for any reason. This just slows up the process.
I can meet and discuss some additional information if you wish. Depending on what you read or who you talk too, Short Sales are going to be a large segment of transaction for the near future. I have clients in AZ, NV, FL and NY. My goal is to take the fear out of a short sale and make it a positive.
