I am listing a property with a Loan Modification serviced by Nation Star. Has 2 loans and was told by seller they applied for loan mod and their statement with Nation Star only shows balance from the 1st loan. Ordered Pre-escrow and prelim still shows 1st and 2nd purchase money loans. If 2nd exists, it will likely be a short sale.If 2nd is gone it will be a regular sale. Is there a faster way to know total payoff? See More

"If you're saying her home is worth 690 and her balance is 706k, you're looking at theoretically likely in the best case scenario a forgiveness or deferral of 26k. Those types of modifications are always less common to begin with and what…"

"Thank you., Borrower have been late but less than 30 days each time. Mortgage is still current.  We are planning to fix it to be able to sell it higher. Thinking seller will get the equity to move on. "

Seller wants to sell home with Active Loan Modification with Bank of America

I have a seller who is presently in Loan Modification from her original loan with Bank of America. Loan balance at that time was 800K and was down to 404K now. What will be the pay off? It is now assigned to another company and she called to request a written payoff demand. If property has gone up in value and now attain a higher equity but sill under water, what does the lender usually do? "Title finally got payoff after 3 weeks when BofA sent thier payoff on 1st TD and copy of print out showing 2nd was pruged from their system and advised to wait for a recon. Instead, Title got a new payoff from United Guaranty. "

Short Sale with Chase so far so good..just follow the brick road

I listed a short sale with 2 loans serviced by Chase. CLTV is LESS that 50% of market value. Submitted a CASH buyer and assigned a negotiator in less than 3 weeks. Today, he is submitting my package to the investor. 

We'll see...NOD in May 2012 but nothing posted in public record. Negotiating to include payoff to release an abstract of judgement from a deceased husband over a year ago. 

Scheduled to close AUGUST 30.

If you call them they will give you the information you need.  Every bank has a different set of requirements.  Some requirements are universal but you will need to contact them for the specifics.
