My Profile
I'm a Realtor in Highlands County Fl. I love what I do and the challenges I face daily. I love real Estate and always have. As a child my parents always invested in real estate and I was intrigued by it. I bough my first property at 18 and it continued. When I married my husband we had a successful business in Palm Bch County and all I wanted was to be in real estate at that time I couldn't. Although I know every sale and listing that had come up in our neighborhood. It wasn't until we sold the business and moved to Highlands county that I could actually get into Real Estate. I have 2 sons that a awesome and my husband who is my soul mate as he says. We had moved from Palm Beach County 9 yrs ago because it was getting too commercial. We have been visiting Highlands county since 1994 and fell in love with the area on our first visit. We purchased a Lake front lot in hope to one day build. Our dreams grew and from there we purchased 20 acres which we had moved on in 2001. We all love it here.

Good Afternoon fellow Superstars

Does anyone have a short sale package for Beneficial Florida Inc.

I have read on your blogs that they cut commission but are fast.  I can deal with 5% as long as they don't drag it out forever like some lenders I'm working with.

Any information is much appreciated.

Thanks

Any input is much appreciated.

I have a Green Tree SS (yuck). Green Tree has been difficult with this file. The home was originally a mobile reconstructed to look like a home.   The property appraised value is $72,000.  I spoke to the agent who did the BPO and it came in at $78,000.  The offer is $80,000 and Fannie Mae needs to net $86,000 which means the buyers offer needs to be approx $96,000.  This will never appraise for $96,000.  Have any of you had to deal with Fannie Mae…

I got an offer in January from an out of area Realtor on a duplex I had listed as a short sale.  I thought this was kinda strange they never saw the property that I knew of.  I figured maybe they where related to a tenant.

The beginning of April we had gotten approval. With no deficiency to sellers.  My seller had been difficult to deal with from the beginning, getting info to submit price changes, signing the offer, ect.

The buyer/Realtor told me she was new…

I have a BOA Short Sale on a vacant piece of land that I have been working on myself.

The owners owed money to the HOA and our in house short sale specialist that I would normaly have working on this was told by her attorney boss that unless the sellers sign a waver and pay the HOA fees she had to stop what she was doing with the file. The attorney also handle the HOA and does the leins for them.

So of course I'm not going to let a good offer go South. I submitted and completted… Continue
