  Thanks for the helpful post. Just wondering if you could share more information on your negotiations with PNC. 1) did you have to sign a deficiency agreement at the beginning to get PNC to assign a negotiator? 2) Who was the investor? 3) While it looks like you settled at around 15%, what did PNC originally offer? 4) What particular tactics did you use to get them to accept the final number? Thanks!
