If you have a file with Everhome,  I strongly suggest that you know the servicing regulations for the investor backwards and forwards and watch this company like a hawk.  I'm finishing up an FHA, PFS short sale with them and they have been horrible.  I've had to escalate to the HUD servicing center 5 times!  They even had the nerve to file paperwork for a Trustee's Sale a month after they received the ATP.

Jen,

It's hard to believe but it's been over two years since my last Everhome short sale but it was an FHA sale.  It started out as a disaster as they made me go through a third party processor who was awful.  After three months of wrangling with the TPP Everhome finally realized that since it was an FHA short sale the TPP wasn't supposed to be involved in the first place. Once the TPP was out of the picture everything went very smoothly and we completed the sale.  I will say this though, a buyer who needs to be in a home by early October should probably not be looking at short sales in the first place.  I've done several FHA short sales and don't believe I recall a single one taking less than 90 days.  I just completed a "relatively" smooth FHA short sale through US Bank where I had an immediate offer to submit and the whole process, start to finish, took 120+ days. Other folks here may have differing experiences but that is mine.  I think you're just going to have to walk the line between being a squeaky wheel and being a pest with their loss mit department.

Hi All, Anyone have any idea how Everhome is to work with on an FHA short sale?  Never worked with them before and the previous comments have me concerned!  We have a buyer who needs to be out of his apt early Oct.  I contacted Everhome, but all they could tell me was that approval would take "4-weeks or longer" and that the Loss Mit Dept is "somewhat backed up."  Gee thanks!  ;)

Has anyone received an approval that clearly states they with either 'waive rights for deficiency' or 'issue a 1099C'?

I see neither of these in my approval and when I asked Everhome negotiator, she basically ignored my questions.   This is in Arizona.  I will send my client to an attorney, but just want some input on what anyone else has seen on their approval letters.

I closed a short sale with Everhome not too long ago in Sacramento. Took about 4 weeks for a decision, which was not a decision I wanted. So, I wrote them a letter, they responded quickly and favorably, and issued approval.

HUD/FHA are always forgiven. Part of the short sale guidelines.  Do a google search for hud mortgagee letter 2008-43

I have a short sale with Everhome which was previously with BOA until they sold it a few months ago.  Apparently this is also a HUD home so we had to get HUD approval etc...  well long story short it took like 1 1/2 months to finally get the approval letter, I got it yesterday 3/20 but it was dated for 2/7 and had an expiration date of 3/30..  10 days to close a non cash transaction.  What a joke.  Either way my concern is there is no mention of the bank releasing the seller from deficiency etc.  WA is a non recourse state and I asked about it, although haven't heard back.  Anyone have any info they can share on getting EverHome to waive deficiency or similar...???  Thanks
