FULL RELEASE NOT LIEN ONLY RELEASE IS INDEED POSSIBLE!!!!

Do not settle for the lien only release. The full release of deficiency and judgement is possible!

If you have done a lien release in the past year Wilshire, do you know or have heard from that homeowner if they have received 1099 for the difference?

Has any one ever received a full release of from Wilshire. I was told by Wilshire that my client would receive a full release of note and mortgage but now they will only issue a lien only release.

I just finished up negotiations on another full release from Wilshire! Greg Pavlov from Las Vegas Nevada contacted me through Short Sale Superstars to help negotiate his Wilshire Short Sale and I just received word from the supervisor that we should expect the full release by Monday. His realtor had previously gotten a lien only release and for approximately $7500 more net to Wilshire they are giving a full release!

Greg, feel free to call me or have your realtor call me (239)560-6587. It takes at least $2000-$3000 more than what they offer for a lien only release, your realtor needs to talk to the negotiators supervisor. You must have NO MONEY and plead the case well. The negotiator will keep saying NO, NO, NO this is how they are trained, go above them to the supervisor. They took 10% of the loan amount, i had to kick in part of my commission to get the deal done.

What will it take to get a full release form Wilshire? My realtor said they just don't negotiate.....

Theresa, Let me know if you need any assistance. They will issue you a lien only release and everyone will tell you that is the only release they issue. I will post samples of both releases later today so you know what to expect. I had to give up commission to get the full release, it was not easy to get so put on your negotiating shoes! Keep me updated as to how it is going!

I don't understand why they are being so difficult to deal with. We have offered them cash at closing, plus the $5000 they are receiving from the first mortgage and they will not budge. I am looking for a name and telephone number of someone higher up than my negotiator if anyone has one. Until the new Government short sale rules go into effect in March I don't know if we have a leg to stand on. Very frustrating.

Kynse, they never give full release, IBM bought them and the name will change next month and probably their policy too, hopefully because I had the same problem.
They are located here in the Portland area and I went to the office to see if I could talk to somebody and it was impossible, several friends here in this area don't even take listing if Wilshire is the lender.
