I'm working a Short Sale with BoA as the processor, I just found out that the note holder Wells Fargo (investor) does not negotiate Short Sales and the short sale was canceled?  Its a conventional Jumbo loan ($750K) and the property needs about 350K in repairs, I'd like to get the  2 estimates to the investor.  Also, the property owner just filed chapter 13 so this property can be tied up for a long time.  I'm hoping if I can get the info to the Wells Fargo investors they may reconsider since they stand to loose a lots of money.

I have a similar situation, although the numbers aren't as big. The Negotiator is refusuing to pay the HOA what they want and is looking for my Buyer to pay it so they can make their NET!! Bad thing is I have the Buyer and the list agent has been fairly timid throughout this transaction.
Any help with phone numbers of whose cage to rattle would be most appreciated!

With it being tied up in the banruptcy you will not be able to close and the bank will not negotiate with you unless the house is released from the bankruptcy by the court in order to sell. There will be a date that you will have to sell it by in the court release. It gets very complicated and is a pain to deal with!!!

You will have to add the HOA fees to the sales price so the net can be what tehy want or you will not get approval. If the HOA has a lien against teh proerty you should have put that on the HUD you used to get the approval in the beginning.
