seller has not job and is going through divorce. he has $657.65 in his checking and no IRA savings. They never asked them to bring any money....they never even countered on the offer...just flat our rejected.

There...that is the whole picture

I have noticed many posts where selling agents are upset that their offers are denied when their offer is close to the BPO. This in my OPINION is only half the approval. Depending on the investor, the investor might want the seller to come in with some cash or the seller may not have a true hardship.

I have found that many listing agents simply dont give the "complete" pictue of the short sale.

Just my 2 cents.

new update. my buyer came up to $250,000 and they said no. they are going to strat the sheriff sale bid at $235,000??????

i just had my offer declined? offer of $235,000 and BPO was $245,000. No additional liens and taxes were paid in full...what the heck!!!!!!!

andy people wonder why banks are in such a mess now. they will get less when they put it back on the market in a few months not to mention the cost of snow removal and heat!

Here is one for ya.
Short sale offer for $235,000. Sent in May 7th.

Today is October 6th and we still have no answer. All i hear is "file is with investor and out of our hands"

The BPO came back at around $245,000 from what i hear so we are close on price. Seller owed $350,000 on it but does that matter? Even if they foreclose they will only get what it is worth so whey would they spend money on carrying cost and foreclosure????

It worked out, took a few days but it has funded and recorded!

WAMU changes the final HUD day of Funding!! Anyone ever had this happen?

New short sale procedures now that WAMU and Chase are together. Now requiring IRS FORM 4506 T authorization to release IRS transcripts among other things. https://www.chase.com/ccpmweb/chf/document/Borrowers_Assistance_Form_WaMu_2009.pdf
