Michael, the numbers above are still good. I just closed one with them. By far...my favorite bank. They issue approvals in just a couple of weeks. They only needed the purchase contract (with buyer pre-qual), est HUD and listing agreement. On day 1, I faxed it in. Day 2 it was assigned to a negotiator who ordered a drive by BPO. Approved in 8 days. Be careful though...they WILL NOT postpone their foreclosure activity (even if the short sale is approved) nor will they postpone a trustees sale...at all!!! But super easy to work with. The negotiator responded to all of my emails within minutes of me sending them.

Does anyone have a Wachovia contact for Southern California? First time with Wachovia. the loan was originaly a pick a pay from world bank

Another FYI for everyone....be careful if using electronic signatures on your contract with this lender. I have one they just kicked back at the last minute...wanting all documents re-signed by all parties so that the seller's signature matches the note. (I have another sale in with them also...that they have not required this on...YET!).
Also...another Wachovia misconception that they will approve the short sale in 10 days...NOT.. unless the seller is under HAFA. Otherwise you are looking at the same time frame as the other lenders...60-90 days. Unless someone out there knows a shortcut...let me know!!

How late does a homeowner have to be on her payments with Wachovia before we can list the home as a short sale? She has been late in the past by up to 5 months, caught up but is now over one month late.

I believe the contact phone numbers need to be updated. Both of the numbers listed (210-509-1147 and 210-257-2736) are fax numbers. 210-509-1147 is actually the fax number for 3rd party authorizations.

I just received a Wachovia approval in 8 days! Not a HAFA or primary residence. Wachovia is not going to pursue for a deficiency judgement and also give the seller $2500 incentive at closing! Thanks to Wachovia for the shortest, short sale ever!
