They are very fast in the Wachovia division 3-5 weeks for approval. All you need is purchase contract, est HUD, Proof of funds and approval for buyer. Make sure the contract is SUPER CLEAN. Huds need buyers address filled in and you can usually get at least a 3k seller credit at close. A processor will contact you with anything lee they need. Then you move on to negotiations.

The best thing is to call your local rep for Wachovia.  Each area has one.

Is is still true that Wachovia will pay 7% commission if you close escrow within 30 days of getting the approval letter??

Just had a 2nd mortgage with the investor as Wachovia, the servicer is saying that the minimum contribution is 10% before they will even submit to the investor, has anyone out there had any experience with Wachovia as an investor on seconds? What are they taking?
