I have a Sun Trust SS in since end of July.  On August 25, a bpo was performed and I was told was received inhouse on 8/28.  Since that time, I was advised that it would be 30 days or 9/28 to get reply at the earliest. I called on 9/28 and 10/2 and told we are on schedule. Today, I called and told that the file was "assigned" to solution specialist on 9/28 so it will be 10/28 before we have an answer?  I do recall that they tried to link the Jr. Suntrust on that day with the main one but nothing else.  There has very little communication other than from me to SunTrust on the status of this file.  Apparently the solution specialist group is only able to communicate if they "choose" to with us.  Can someone shed some light on this?  I don't recall SunTrust being such an issue before and what exactly is a Solutions Specialist?  This appears to be nothing more than the paper processor at other servicing companies.  Help!!

Its been a long time since I've decided to take a new Suntrust short sale on, as they have always been awful, and slow, and rude.  Well , I decided to take one on, and it doesn't seem much has changed.  I've had to fax, and refax about 6 times the authorization as each time they say they don't have it.  Though twice they showed it and I've even provided all the information and financials they wanted over the phone.  They said they take the financials over the phone, and then it will get assigned... call back in 2 days find out who your assigned rep is then you'll be able to send in rest of documentation to that specific person. Called today. No authorization - AGAIN! 

The rep tells me they have NO escalations contact, no way to get help?  Is this true? Does anyone have any suggestions? Yes I faxed it - again.  But I'm at a real loss here. This run around has been going on for almost 5 weeks!

@Karyl The Suntrust I did back in May had the same wording. For the same reason as you give,  I ran it by an attorney who represents homeowners in foreclosure suits and was given the thumbs up on the wording. The words "any remaining amounts will be forgiven and there will be no further collection activities" was sufficient.

Im not a lawyer but the words "settled in full and any remaining amounts will be 'forgiven' seem to be a release from deficiency.

Anyone had luck getting SunTrust to say they'll release the liability not just release the lien?  Later in the approval letter I have, it says they will report to the credit agencies that it was 'ssettled in full for less than owed' and any remaining amounts will be 'forgiven' and there will be no further 'collection activities.'  So, the verbiage seems conflicting.  The Sellers are seeing an attorney and I'm trying to have the 'lien' wording changed. Just wondering if anyone has thoughts or experience with this.

Does anyone know if Suntrust handles Crestar Mortgage here in Arizona?  When I googled it the information came up as Crestar in AZ but handled by Suntrust.  Since I can't find a Crestar group here on SSS I'm assuming they do?  Thanks.

Did you try one of the numbers listed above?  I know I had an issue with an FHA loan approval and I emailed Barbara Hart.  She forwarded my concerns to the appropriate manager and I received an approval within 72 hours.

I have a short sale with suntrust as the junior lien. they issued approval with a $6000 payoff, but the approval date passed. now we have full first lien approval (seterus) through the end of september, but suntrust has closed the file and now has to reopen. our timelines are tight because the buyer needs 30 days to close, our HUD completely matches the last hud they approved but i cant get an escalation done. does anyone have any advice?

  I have a Suntrust Short Sale and they have their own Arms Length forms and on there it says NO business accociate.  The buyers have been living in the home and had a option to purchase, they want to buy it and the home would not appraise.  One of the buyers works for the seller.  My question is :  is an employee considered a business associate?
