Since my Oct 1st comment, the file went back to SunTrust, returned to 1st American and now it is back with SunTrust..... luckily, the BPOs are done, it is now with a negotiator in review que.

SunTrust - 1st American Servicing Dilemma - Complete Short Sale package faxed to Suntrust Aug. 6 over 100 pages. Uploading/Imaging took about 30 days - was told by SunTrust file was transferred, due to backlog to 1st American Servicing. Called 1st American Servicing - refaxed LOA, they assured to me that all documents were complete. Fast forward to 2 weeks ago... called 1st American to get an update on assignment of analyst/negotiator. They responded the file is on hold and analysist/negotiator could be assigned within a week :) - Called back the following week without any new updates. Called this past Tuesday and was told there are documents missing, such as HUD-1, purchase agreement, Listing agreement, etc. What? I was told just a couple of weeks ago that all documents are completed and a negotiator was to be assigned. No, the rep said - that is not true, you need to get the docs to me asap - which I did the very same day. How can one be assured that all documents are in place and how is that one rep says one thing and the other says it's not so...Has anyone experienced this type of behavior from reps?

Received Suntrust approval today for Destin FL condo. Fannie Mae asked for 8,000 promissory note,but Seller offered 6,000 cash instead. I was surprised, but this is good to know for future deals with Fannie Mae. SECOND Suntrust says there is no junior lien, but my title agent says Suntrust has a junior lien.... Must resolve, don't want any surprises. My seller does not think he has a junior lien either.

I'd do phone so you can control the tone. To me an unsecured note vs. a foreclosure is a no-brainer. Good luck and let us know what he says! ;-)

Suntrust asking for promissory note for $80/month for 100 months- per Fannie Mae, to covr $12,000 past due HOA fees. Wish me luck!
