PACKAGE REQUIREMENTS:

 Please complete, sign and return the Request for Transcript of Tax Return (IRS Form 4506-T) for each borrower (borrowers who filed their tax returns jointly may send in one IRS Form 4506-T signed and dated by both of the joint filers).

 Please return a signed and dated copy of the most recently filed Federal Tax Return with all accompanying schedules

 Please return a signed and dated Hardship Letter.

 Third Party Authorization Form

 Listing Agreement.

 Anti-Fraud Agreement

 Sales Contract (Electronic Signatures not acceptable)

 Arms Length Affidavit

 HUD1 or Settlement Statement

 Please complete, sign and return the Hardship Affidavit and Financial Form OR Request for Modification (RMA) OR Uniform Borrower Assistance Form (UBAF).(Check Vacate Property)

 Please return Last 2 months bank statements for any and all checking, savings, money market and or brokerage accounts held in borrowers’ names.

 Please return a completed, signed and dated Financial Worksheet.

 Proof of Income (Most recent Quarterly Profit and Loss, Last 2 paystubs showing year to date earnings, Social Security, or Unemployment Benefits Statement showing amount and frequency of payments)

To get the latest short sale package from PHH mortgage, your customer needs to establish an account online.  Go to: http://mortgagequestions.com   This is where you create the account.  (It will require name, SSN, loan #, birthday, email, password, and three security questions, such as elementary school, pet's name, highway closest to your house, street you grew up on, etc.)  Once this is established, it has his or her account information and you can print out the short sale package.  I had to print it out and then scan it in -- couldn't seem to save it directly from the site.  An alternative to faxing in the package is to email it to: [email protected]  .

I was told by a support person at PHH that Kevin Diller is in charge of all of the case mangers there at PHH.  So sent Kevin an e-mail.  I'll let you know if it works.

I need an escalation contact with PHH.  I submitted the file in May and still no answer.  2 BPO's because the first one expired and the 2nd bpo will probably expire here within the next couple weeks.  The 2nd lien holder is barely holding on and will probably close the file if I dont receive an answer here soon.  Any suggestion or escalation contact would be greatly appreciated.

DId a VA loan short sale.  Took 54 days from submission to approval.  Did get 6% commission and $1500 VA relocation fee.  One question - approval letter says "PHH Mortgage Services will execute a full “satisfaction and release of mortgage” upon receipt of funds as provided above…"  When asked if that included a waiver of the deficiency, was told that "PHH reserves the right for the investor to seek the deficient balance if they should choose to do so."  Has anyone gotten PHH to include verbiage waiving the right to come after the borrower for the deficiency?  Thank you.

Does anyone have any contacts for Escalation for PHH Mortgage, I have file that has been submitted for more than 90 days and all I can get my POC to tell me is that is still under review and refuses to contact the processor for an update, the buyer is ready to walk so any help would be appreciated.

Nate, Yes.  Received approval letter on May 7 for a $115k short sale with $6900 brokerage fee.  Another company had the selling side, though, so I'll split it with them. Very straightforward.

Anybody recently get an approval letter from PHH with 6% commission?  they just sent me one with 5% and I am about to fight it, so curious if they budge or not

Just received approval letter from PHH for our contract of Feb 22.  Very straightforward.  No problems.  The sellers were not behind on their payments.  This one did not go through Cartus.  It was a VA loan and PHH did authorize the $1500 relocation fee as well. Will post details after we close.

I'm doing my first PHH short sale.  Thank you for all of the information.  Does anyone know whether PHH will consider a short sale if the borrower/owner is current on their mortgage payments?  Thank you in advance.
