Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

Short sale declined because borrower is current with payments (that was one reason).  See the discussion "short sale denied" for details.  Anyone had success getting around this one with Ocwen?

I just submitted 2 billion docs to ocwen.  Immediately they send me a letter sorry we can't proceed unless closing costs are less than 8%.  Problem is the back taxes alone or 4%.  Commission is 6%.  I can't tell whether they are telling me figure out a way to make sure Ocwen nets 92% of the purchase price or what they are counting as closing costs... The actual title costs are only 1.7%.  There are no ansewres from anyone at Ocwen.  Does anyone know exactly what Ocwen means by this?  Does anyone no of any solutions here?  The people you talk to at Ocwen are completely ignorant about what a closing cost even is and will ignorantly ask for the damnedist things...

Just closed my 1st first OCWEN SS. Received approval letter 16 days before TS, FHA buyer funded, recorded and wired 2 days before sale date. Title would not issue title insurance with the noted TS, got Joanne@OCWEN to email Title that they would not foreclose as long as we wired 2 days before. Of course OCWEN states that they will not postpone TS. Thank you to Joanne and Jesna at OCWEN for answering your phone and actually helping us close this successfully!

This was successful due to relationships and communication and not backing down when OCWEN says you can only talk to someone at the call center in India.

Its only been a month! Give them the docs they asked for, confirm receipt and ask to move to the next step.

I started the short sale process with Ocwen 8-25.  They schedule a phone call every week to give me an update. After telling me they had all they needed every week, they then decided they needed some additional docs.  At this point I am still dealing with India.  Any suggestions at what point to try to escalate and to whom? Thanks.

Jennie, thank you. They also want the buyers parents bank statement, as they did a gift to the buyers. Quite invasive.

Ellen - I just experienced something similar. Owen kicked out our HAFA short sale, saying that we didn't give them buyer's proof of funds. I read our notes to them, stating that we sent the POF and called every day until we got confirmation of receipt and upload to their system.  Turns out that the letter, on the buyer's bank's letterhead, proving sufficient funds for the purchase was not good enough. They ALSO needed a copy of the buyer's most recent bank statement.

 

Thom - I remember when Ocwen was THE WORST. Stories about Chase & Bank of America are nothing in comparison, partially because of the language and cultural barrier with negotiators in Bangalore.  Since Ocwen services so many sub-prime and Alt-A loans, they were the first to get slammed with short sales. I think this explains why Ocwen is better - they have more experience and have had more time to develop systems to handle short sales. I think that's a big part of the reason BoA is so bad - flawed or inadequate systems.

 

Just a note...

 

In India, it is polite and appropriate to say "All the best" when saying goodbye or thanking someone for their help.  People like people that are like them. You know - birds of a feather & all that. Helps to know something about India. I love Bollywood movies & ask the negotiator if he likes Priyanka Chopra or Kareena Kapoor.
