o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

I submitted a short sale packet on the 23rd of November. It was just the normal short sale packet, but I included the 3K HAFA incentive on the HUD. We are in WA and have a transfer sales tax of 1.78%. I got a decline today because our closing costs were more than 8% of the purchase sales price. My problem with that is HAFA allows agent commissions of 6% and with our transfer tax of 1.78% we are almost at 8% right there before any buyers closing costs or title and escrow fees... The letter I got was automated and I would like to dispute this. Have any of you got them to pay more than 8% of the purchase price towards closing costs. (Total closing costs). I have closed LOTS of short sales with other banks and have never had this issue...???
Miracles do happen..the LA was able to obtain a 30 day hold on the TS and 10 days to close. Now we are talking!!! Just need to get the tenant and the seller to cooperate, ugh!!!
From Sacramento: I represent the buyer and I received an approval from the listing agent this morning with a shocking date to close "48" hours! The home is tenant occupied and we need to give them 24 hour notice, home inspection etc. My client could use 7 days, ugh!!! Trustee date set for the 23rd and I don't see why they cannot extend it? The home is 40k and if vacant they will have more to deal with. Listing agent to escalate to Ron Ferris. Anyone else out there getting the same crazy unrealistic time to close from Ocwen? Any tips? I'm getting an extension of time out to the listing agent to see if this can help? Thank you

WOW! I just received a call from Renee - I apologized profusely for posting her number. I couldn't believe what she shared with me - people calling her with just off the wall questions...seriously? Someone actually called her about a bankruptcy question!

Use that number for Renee sparingly! She was not happy that I found her. She gave me an e-mail address of [email protected] to use for short sale problems. Once an agent is assigned a case #, then we get a direct line to speak to someone who supposedly knows how to help.
