Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

I really don't like working with them.  I love the email part of it.  But right now I am going back and forth.  They denied it because they wanted a higher net.  Okay, how much higher?  Well...just more. WTH?  So we sent it in a few thousand higher.  Guess what? Same thing.  Called in today and they gave me the same line.  Well make it higher and send it back.  Well, to do that I have to get an addendum, and then a new HUD, this takes time.  Then three weeks later they finally respond.  How long will that go on before they do or don't?  Come on!  My last one with OCWEN was a breeze. Today when I called they set me up for a call back from the so called relationship manager.  She has a normal to me sounding name, so hopefully she is not in India.  Why do we let this stuff go on? Oh, well that is a whole nother topic.....

Well, I submitted a sale on 1/25 and just got approval yesterday 2/14 - HAPPY VALENTINES DAY.  Three weeks from submission and mind you I called every other day.  FINALLY this week when I called no one seemed to know what was going on.  I got hung up on twice, transferred 5 times and was told that there were no notes in the system when I called.  I emailed a few people I had as contacts and in one day from my email complaint, had an approval.  I definitely think Ocwen needs to work out the serious kinks, but I AM seeing a slight bit of improvement since last year.

Update on my 1/27/12 comment...neither the negotiating law firm nor the sellers were able to convince OCWEN to forestall the foreclosure and extend the short sale deadline. So, since the buyers couldn't possibly get an FHA loan packaged and funded int he 6 days given, the buyers have withdrawn their offer completely and the deal is dead. Foreclosure is scheduled for Tues.  Crazy! I wonder why OCWEN bothered to send us a short sale approval for a mortgage sale, and only give 6 days to close it.

Thanks, so should the negotiator involved call Ron / Joanna? at Ocwen as they are the people who are working with Ocwen ?

A 3rd Party Approval is a document that the seller signs that allows their lender to speak with a 3rd party entity. The mortgage lender is unable to share or discuss the seller's mortgage information without this document. Unfortunately, you will not have the authority to speak with Ocwen regarding the short sale unless the seller gives you specific authority to do so.

I was thinking from reading all the message from a few older posts that as soon as people (realors?) were calling Ron's phone they would get a call back in less than 24 hours.. so. What exactly is the 3rd party approval form and where can we obtain it from?

Hi Jay! Unfortunately, you will not be able to speak with the seller's lender without first having submitted a third party approval form. There's nothing for you to do except wait on word back from either your Realtor or the Negotiator.  Try to push your Realtor to secure weekly updates from the Negotiator to set your mind at ease that the file is being worked. The short sale process can sometimes be any and everything except short :)

Hello All,

We have put an offer on a home that is a SS and the bank is Ocwen. out offer was accepted by the seller but is pending bank approval.... the closing date for the contract is for Feb 28 2012, its been 3 weeks since our offer was accepted by the seller and the 3rd party negotiator told our agent that it will be 7-10 days for them to hear back form the bank... per the negotiator our realtor has not heard back form the bank... its 3 weeks now, and they say it might be anther week or so before they hear back anything.

Would us calling / emailing Ron or Joanna be of any help in trying to get an answer ? Also would it be better for the negotiator or our realtor to call / email or should it be done by us (buyers).

We are just worried that they might come back a few days before closing and want us to secure the loan and do the inspection....

Also if we were to contact the bank do we need anytype of a number associated with the sale? or would the property address do?

Received an OCWEN ss aproval today...with a closing deadline of 2/2/12.  Six days??!!  The approval sale is for abuyer using an FHA mortgage. Has anyone had an experience like this, and how did you resolve it?

The negotiating company for the seller on this is Starr Law Group. I was contacted to market the propretyand secure a buyer, which I did. Now this. The Starr Law negotiator says that OCWEN will not budge on their deadline. A foreclosure sale is schedule for the following week if the deal is not closed by 2/2/12.

Any suggestions are welcomed.
