Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

Bob, how many agents are involved ~~ Ocwen may pay 4% for one agent, 5% for two agents in same firm, 6% for two agents with two firms.
Anyone else with experience in this??

OCWEN is only offering 4% on a 150k sale. Is there any way to get 5 or 6%?

I just uploaded the package required by Ocwen - just depends on the type of loan that your seller has as to the response and procedures. I found out today- that on a regular loan (not Freddie Mac or Fannie Mae) -- they want 80% of the market value as their net. They will not pay more than 3% on closing cost and I pushed for 5% on commission - they only want to pay 4%. The numbers that James posted are the ones that I used. You can also email to [email protected] -- if you submit it within their guidelines - you can get a quick approval.

I had a person call me on Friday and he stated that he was going to help me get this file moving and he gave me his direct information.
His name is Josh he did not leave the last name however his direct phone is 1.866.779.8080 and fax 561.682.8160 also he stated to send him the package and to send no more than 30 pages at a time. He also stated that he wanted to wrap this up asap, well we shall see about the asap.. I will keep everyone posted. Also he stated that if I had a HUD with commission over 6% to change it to 5% and that the second could only receive 1K and I had 3K on the HUD already; in addition to that the 2nd loan is Ocwen also. So we will see what happens there. In addition to this I had my own BPO done and submitted that too, we shall see how that pans out..

I am currently working 2 short sales with Ocwen. Both very different. I received approval on one of them today. It was a Freddie Mac loan -- and the net was approved as written -- and with a 6% commission. It was very easy and fairly quick. The other -- has been a pain -- right away-- I was told the commission was too high and the closing costs were too much and it couldn't go to management for approval. They said "change your HUD" and resubmit - with no more than 6% commission and 3% closing cost. The buyer's re-wrote the offer - to change closing cost -- and I resubmitted and they said no-- this is rejected -- no more than 5% commission -- changed that -- and then told me -- no -- they have to net more -- so we are trying again -- to their needed net. I will keep you posted.

In working with OCWEN the 1st thing is that you will need OCWEN's package for the short sale. When you have their package it will list the numbers in which the items should be faxed to. If you need to get in touch with the home retention dept that number as listed on the paperwork is 877.596.8580. The hard ship package should be faxed to the home retention dept at 407.737.5071
Their address is Ocwen Loan Servicing P.O. Box 24737 West Palm Beach Florida 33416. They sent me confirmation that the doc's had been received about 7 days after I had sent in the documents.
More to come as I get more involved. I do have their package and it's modified so you will just need to fill in the info for your client. I don't know how to place it here yet so email me and I will send to you.
