I have done several short sales with IBM. I always go to the same girl even is she is not assigned to the file because she still helps me (even with a small BPO range).

 

This girl and I are now emailing inside a private email program that LBPS uses. I don't have to call in and wait on hold anymore, its great.

 

The point is relationships. To many of you get mad and angry at these lenders and ruin any attempt at a long-term relationship. They are people at the other end, limited by what's in front of them. If they are rude, be nice. If you are on hold for an hour, don't take it out on the person who picked up.

Thank you for your excellent advice. One question though, is the girl you are working within IBM customer service? Or was she your actual work out officer? I am always kind to the customer service representatives, but in the end, they still always transfer me to the liquidations department. Thanks for your input!
No, she is one of the people who submits offers to the investors for approvals. She is a high level negotiator.

Ben - I totally agree. It is also refreshing to hear a sweet, real human on the other end of the phone!
Would your girl be able to help this one:   offer received today, 1/12,  sale date of the 18th?  I talked with one rep, and she said she should have had the offer 30 days prior the sale date.  Is this true?

Note: Let this be a gentle reminder for every agent doing short sales. When first contacting a lender about a short sale, (asking questions i.e. phone numbers, fax numbers, auction date)  make sure you ask these questions about time to postpone auctions! If you knew 3 months ago that a lender needed 30 days to work an offer, then you would have the knowledge to lower your listing the first 2 months until you got an offer leaving at least 30 days for the lender. (auction dates vary once they go to summary judgment)

"I would need to have reviewed, had the deal approved with approval letter pending docs out to postpone and would need to submit five days prior to sale date."

Hi There...

I am in short sale hell with LBPS. Can you please ask your contact what to do about not getting an offer to the investor? I have an offer for 175k and when I call in they keep telling me we need an offer of at least 200k.  The buyer originally started at 155k so he has come up 20k.  I just was told from another CS rep that they don't understand why they want an offer higher than the BPO value??? I am just left scratching my head.  $175k is top dollar the home will not appraise for 200k what do I do to ensure the investor has been shown that the buyer has come up in price?  Should I call Fannie Mae directly?  I did heed your advice and have been nice and sweet to them but I am just so frustrated!!

Any help is so appreicated!

Any help with a contract we have had on the table since July that got transferred over to LBPS and then lady on west cost for them (HAFA) said the foreclosure sale was stopped and we went and got acquired back by Citi!  Buyer is still on the table.  We are going to court next week to refute.  Any help?  Email me please at [email protected]
