I have a HAFA short sale started with AMS on behalf of B of A.  Investor is Fannie Mae, borrower has been unemployed for over 4 years.  I've been calling AMS for status updates and they said they were missing documents which have been in their upload file since the 12th of Jan.  Now I have an offer on the property and they will not even look at it.  They are telling me that per the program it's 6-8 weeks in underwriting just to see if the borrower can go HAFA, then it's 3-4 weeks to get a value, then another 3-4 weeks to draft a letter letting the homeowner know they are eligible and what they will take for an offer.  Homeowner owes 160K we have an offer for 115K.  This is crazy that it will take them 4 months to even look at it.  Has anyone else come across this mess?

HAFA guidelines change effective 2/1/2011.   The person you spoke to is mistaken.   check this out https://www.hmpadmin.com/portal/programs/docs/hafa/sd1018.pdf  Lenders do NOT have to apply new guidelines to any files already in process, e.g. retroactively, so with Feb 1 just around the corner, maybe you should wait a week to submit your package.
