I just tried your suggestion above. They gave me the name of a 'Regional manager" who said he was "no longer allowed to do that". DISCLAIMER: this may not be applicable in all areas of the country. I'm in CT. Thank you for the tip just the same.

Bank of America in first position approved payoff and allowed $3,000 to second, Green Tree. $3,000 payoff offered to Green Tree to satisfy or at least release $26,000, which is more than 10%!! $35,000 condo in Orlando - take it and run!! you are offered $3,000 being in 2nd position for property with market value 35k!! or 8.5% of the sale price!! Green Tree has had file since November 2009. They declined in December then said resubmit in January. Now they are saying that they are reviewing the file.. for two months now. Customer service manner of communication is very specific. They never verify any information for the borrower when I call 800 number, sometimes they answer phone saying "Hey Anna, no news" or yell "Stop calling us" and hang up. Isn't TARP money gone by now, what is their goal? Do their investors know about whats going on?? HAS ANYONE HAD EVER SUCCESS IN CLOSING WITH GREEN TREE. ANY ADVICE IS HIGHLY APPRECIATED. ANY NUMBERS/CONTACTS AS WELL!!

I just picked up a Short Sale with Green Tree Servicing. Original loan was with National City. Anyone have contact information for Green Tree?

Greentree is without a clue....we have been verbally "approved" for 5 weeks and still can not get an acceptance letter. Our rep. at Greentree is RIDICULOUSLY rude ont eh phone....good times....we will win in the end.....we always do......

I've been negotiating with Green Tree for the past two months already, they are asking 5% of the total sales price. Their process seams to be very long just like a first lien holder. Good luck

These guys are so bad no one wants to speak/write their name; )
GMAC in 2nd, non-recourse, full doc loan sold their interest to Gree Tree after approving the short sale. GT now demanding 10% of note to release security interest and a 30K prom. note;loan balance is 82K. Their letter says "don't submit a package that doesn't comply with these terms"

can't find much about them on web except negative comments; has anyone had success with them?

These folks make GMAC look like Mother Teresa: should be fun!
