My name is Diana Matto and I own a short sale negotiations company in Maryland. I work on short sales outside my state and wanted to reach out and offer my services. My company specializes in problem files and have on many occasions stopped/ postponed foreclosures.  I have a 99% success rate and charge nothing to you or your homeowners. How do you get paid? Does the buyer pay your fees?  with a 99% success rate, how many short sales have you worked? I have 3 teams in your area, Pikesville, Bell Aire and Anne Arundel County

Why?  

Buyer does not pay my fees. Lender pays my fees. I have worked on hundreds of short sales.

If they do not pay our fees, they do not pay our fees. Nature of this business. My main priority is providing excellent service to agents as they will be my repeat customer. 

What do you do for Fannie Mae SS?  FNMA does not pay negotiation fees. I am fairly certain most Government backed, insured or otherwise won't too.

As my company does 100% of the work except the actual settlement, most lenders and investors approve our fees, as long as title company does not add theirs. Of course, they will most likely reduce them, but as I stated to Jeff above, the fees come secondary to the service.

What do you mean by title company adding their fees?  Title companies here charge a closing fee and owners title policy charges. Like Kevin said above, how do you handle VA or FHA?  

Most title companies I work with do not add any fees on seller side. VA and FHA loans are very straight forward. I know all their policies and guidelines. There is not much room to negotiate with them. 

Good info.  Here in my area of Florida, seller pays title, deed doc stamps and closing fees.  

So how do you get around VA and FHA guidelines of not paying 3rd party negotiators?  What do you call your fee?
