Thanks...I actually use Richard a lot...he is very helpful and knowledgable...but I have some clients who can not afford a large up front fee and therefore need a 2nd atty resource that I can direct these clients to.

Steve - I just replied to another blog complaining about lawyers that don't follow thru - a problem I can fully understand when you effectively are working for free (because you undercharge). We have been noticing that when a short sale takes 2 or 3 contracts and more than 6 months, we are essentially (on the "basic fee" cases) losing our shirt. If it were not for lousy buyers and worse systems in the banks, we both would be keeping more of the fees we are earning.
