Have a 2nd lien with E Trade as investor and is serviced by Ocwen. E Trade wanted full amount to satisfy. Can I deal directly with Etrade or I have to deal with the servicer which is Ocwen?
Quick question...I'm working with DTS on a BAC 1st lien, and they want me to start the 2nd lien short sale ASAP. E*Trade through CLC is second. I have the short sale package and am putting everything together, but we don't have an offer yet. Can I start the process with CLC before we have an offer, or do I have to wait until I have an offer in hand to submit everything?
find out if ETRADE is in liquidations (collections). they will want more if that is the case. They are horrible to work with. They wanted 23% 8,700 of the loan balance and the first allowed 10% (4K) and no more. deal is now probably going to sale. Originally wanted 11K for no deficiency but would settle for 8,700 for a full release. will not settle for the normal 10%.
HI Guys.. any input would be great.. i am in CA and i have a short sale listing coming up .. BofA first and Etrade/PNC 2nd (250,000) I am hearing BofA is not giving out more than 8500 to the jr. lienholder. From what i gather Etrade will want more and not waive deficiency but in CA any jr. lienholder that issues a short sale approval letter has to waive a deficency judgement.. just trying to figure out if this short sale can close or will i have a problem with etrade ?
Hi Mark, I just started a short sale with E*trade as 1st and 2nd (GMAC is handling 1st and PNC is handling 2nd through CLC. In my limited experience dealing with E*Trade, if they hold the 2nd they usually require a minimum of $5k to release the loan only. They will NOT waive deficiency and usually require the seller to make a cash contribution. Hoping that doesn't happen this time around. Ugh. Good luck!
How is it going with ETRADE? I have a second with ETRADE and GMAC is their servicer. 2nd Loan is in liquidation, the first (one west) has offered 4K (10%) and GMAC states they need at least 8500 to release the lien and 11k for no deficiency. Any thoughts?
