Cenlar Short Sale Information

Cenlar will not consider a short sale unless the home has been marketed for 90 days. If an offer / contract has been received in the first 90 days of the listing, the file will sit until day 90

"Upon receipt of net proceeds, we will issue a discharge of mortgage to the borrowers, and will release the 1st lien position that this lender currently holds." 

Response from negotiator: "no additional verbiage can be added to the approval letter."

 

I explained to him that we are not a "mortgage" state but a Deed of Trust, therefore the language isn't even valid.  His response was to have escrow/title contact him if they have a problem with it.


We have a contract at 100% of FMV.  All I need is the language in the approval.  They are so slow over there.

Does anyone have any success with receiving deficiency language in their approval with Cenlar?  I have an approval.  Everything is fine except their isn't the right language.

Look forward to getting this information. I just picked up a new listing who's mortgage holder is Cenlar....I can't find anything positive about this company. Never heard of them before this.
