I am LA on a Cenlar short sale currently and Bayview is who I am dealing with. They told me they only wait that 90 days on a Deed in Lieu. I submitted an offer at about 60 days after the house was listed and the offer submittal process went smoothly and quickly until suddenly it bogged down in the system. I noted however that it was submitted to MI after the 90-day mark so there may be truth to that.

As the Listing Agent on a SS, does Cenlar require us to submit the SS package before we have an offer on the property?
Does Cenlar require SS package before we have a contract in hand on the listing?
Does anyone have any experience with swapping out contracts with Cenlar? The contract is being reviewed now by the mortgage insurance company and next will go to the investor for review. The buyer just walked but I have a new buyer at the same offer amount. Debating with myself if I should let Cenlar know, or wait until they have a response. Anyone have experience with them on this?
Thanks for your thoughts Brian. I've been successful with relocation short sales (with deficiency waived) so it was more a question of Cenlar's attitude. Even as a servicer they can help or balk at the process.
Since my post (not that long ago!) more complications have occurred which, fortunately or not, will help with the short sale scenario.

Wow...you know you're in for an up hill treck when the person you speak with says "We do not participate in HAFA & we will not accept the $6k that BofA is offering. That's probably less than your commission and our investor would rather BofA foreclose!" Yes...seems they would rather take zero than $6k...here we go!!
