This is a nightmare. The closed my file after calling biweekly for status. Got a number for Kelly Dickerson 804-627-4010 he is the SVP of mortgage default management. My 1st with wells fargo approval is going to expire again! Any ideas?
I have received an approval from CCO (2nd lien holder) today with a contingency that the sellers pay a lump sum of $10,500 in additon to the amount agreed to by the first lien holder. It's illegal in California for the sellers to pay any amount outside of escrow without disclosing the payment in the HUD to the first. The first will not agree to the lump sum payment. Has anyone dealt with this issue?
I have had two horrible deals with CCO. Fortunately, I am in CA and sent them verbiage to SB 458. I also called someone named James Barry, VP Relationship Manager in Chicago. This was in October last year. Don't have his number - but perhaps you could google it...
Hmm. not a lot of activity here - feel like maybe I'm spitting into the wind, but what do I know?
Only the 2nd being shorted - CCO. 1st is BofA. After a NO from CCO, buyer needs to come up, buyer did. Approval just came but with a surprise, they want $17K cash from dead broke sellers ($3K income $5K outgo/mo). So, I'm wondering what I am up against. It looks like from other comments about CCO, that they are just pinheads happy to see foreclosures happen. I hope not. So, I'm looking for all the pointers and info I can get on these swell honorable people.
I am getting ready to initiate a HELOC Short Sale and don't see any forms and want to see what I am getting myslef into so I can be ready. Any help would be appreciated.
