CMS is a servicer of mortgages. Their Home Retention Department handles short sales. The short sale department is in California.

Note: Every time you call they will tell you not to call back for a week or more. This is their standard customer service script.

They just closed their short sale department (7/09) in a second location and sent all of their files that were already in process, no matter how close they were to a decision, to their California location. The files have been assigned to new negotiators. Negotiators there are still wading through piles and piles of boxes as of then end of July.

Reaching out here to all agents who have worked or are working on a loan with Carrington. There doesn't seem to be any current information here.  Anyone have any encouraging words?

I have a REAL old Carrinton Mtg packet on file.  Does anyone have a newer short sale packet for them?

OK, I need guidance here. I have a seller who has 2 loans, CMS is the first lender. Thy sent him a letter advising what their net payoff was before we got an offer. Now we have a great offer & I'm preparing the short sale pkg. Has anyone completed a HAFA short sale with CMS recently? Any advise?

oh goodness -- My team has closed more short sales than any other agency in the last 3 years here in Tucson AZ - I just got the sellers financials back to submit and wow -- now I'm scared to death!. Who ever though the day would come where I'm actually thankful for equator ?? --- so the best "fax" for the full package is ???... and the best number to call and try to sweet talk the set up person is ?? Thanks for your help!

Sounds like a bunch of horror stories in here.. I on the other hand just had a successful closing with Carrington and had one of the best negotiators ever. It also happened to be one of my smallest sales transactions of 2010 :) This file had it all from illegal units, drainage issues to tenants that needed relocation assistance.  I negotiated a great price for the buyers and negotiated $4Keys for the tenants relocation.  Property was located in California.

Since I'm just getting involved in SS Superstars, and came across this group for Carrington.... I know I'm a little late to this party, but Carrington owns and shares their space with their Real Estate Brokerage in CA. It is "Atlantic and Pacific Real Estate" so the liklihood of them cooperating with any of us, is pretty slim.

Update on my failed Carrington situation from last summer. Almost one year post-bankruptcy filing for my sellers (Ch 7, got discharged months ago) Carrington REFUSES to take the home back from the sellers! Still have not started foreclosure proceedings and refuse to do a deed-in-lieu. Have left legal title in their names. They came in and changed the locks but didn't even pay the property taxes. Home scheduled for tax deed sale coming up. Unpaid HOA dues piling up. Sellers are doing a quit-claim that their bankruptcy attorney is drawing up for them now. We'll see what happens!!!
