First Horizon has lost or misplaced the file and Draft HUD 7 different times, then closed it out, sent letter to seller saying short sale declined because they did not receive the info. The VA approaser did the appraisal 5 weeks ago! Calls to FH go unanswered, not return calls, etc. etc. We have lost 2 buyers and are losing the third buyer right now.
There is no way in heck that this should be foreclosed with a really good market priced offer. Who do you suggest I call or escalate to at VA?

I love VA compromise short sales. I have had much success with VA compromise short sales when the lender mishandles or neglects the file by getting the VA involved.
Most VA reps will tell you that they have no influence but the negotiators seem to know them by name. By asking the VA rep for the particular veteran's loan you are working with to inquire about the status of the file raises it in priority.
If the VA rep doesn't want to assist then raise it higher on the VA side. There should be no reason that a vet's file should be ingnored or neglected to foreclosure.
