Flagstar servicer for FHA Loan - After 8 months they closed the file HELP

I have been working on a short sale for months now. We complied with everything Flagstar has asked for.  Received an email on Friday stating they were closing the file and it is going to sale this week.  We have called, we have requested for the file to be esculated to a supervisor and we get NO response.  I have submitted a QWR on Friday after I got the news. Still nothing. The loan from the seller is an FHA loan. Maybe it is FHA that is denying it.  What should I do.  Anyone have a phone number or email address to someone at Flagstar or FHA that can help me. All suggestions are welcomed.  Thanks Linda

I assume you did not get an ATP yet because FHA forbids foreclosure sale until the ATP has run its course. You need to get to HUD right away. Depending on how you do it, you can get a ho-hum braindead reply or a HUD analyst who will help you. Of course, you shouldn't have let this go on for 8 months expecting the bank to do its job or care.

If you don't get good fast traction with HUD, because of your time constraints, I suggest you go to a state senator to complain about the bank delays and where that has put you and the seller. They can often make things happen for you.

The bank is not required to respond to a QWR for 60 days - not going to be very helpful at this point.
