I am working on a short sale with Washington Federal and they are refusing to work with any 3rd parties. Has anyone worked with this Lender before??

So, you are not the listing agent? It is commonplace for lenders to refuse to pay 3rd party negotiators today. If you are the listing agent, you get paid from the commission.
