Is anyone using a title company for their negotiations? If so, how has the process been? Ant particular good/bad ones you recommend?

Hi Paula,

We have been orchestrating short sales for over 2 years now here in Florida with fantastic success.  I can't speak to any experience in Indiana; but I would be happy to discuss with you our process so that you may better know what to look for in such a partnership.

Our goal is to alleviate the workload from the realtor so that she/he may do what they're best at - selling!  Hopefully you'll be able to find something like that in your jurisdiction.

I agree with the above comments. The title company involvement complicates the transaction in my opinion. As the agent, you lose some control of the transaction.  It also becomes more difficult to relay information from the lender to the client after passing through multiple parties.

I am not trying to chastise you, but I think you are setting you and your clients up for failure. NO ONE is going to negotiate as good as you, on your clients behalf!
If you are not up to negotiating a short sale, I think you should refer out the business.
I operate a business in Ohio where that's all I do is third party negotiation for short sales anywhere in the country and I don't think any one of the Realtors I've worked with would complain. In fact, all my customers are by word of mouth so don't be so quick to dismiss third party negotiators, just be careful!
A title company could never complete a short sale fast enough for me. You are one file amongst many and while the 3rd party will probably get the job done (eventually) they would never treat my files with any more motivation than the other hundred.

funny how you can TOTALLY tell by the comments who has TRIED third parties and been burned....as I have said (and otherrs above), just like hiring an agent, general contractor, or anyone:

 

CHECK THEM OUT THOROUGHLY, OR PAY THE CONSEQUENCES LATER!!!!

I too have been negotiating short sales for teh psat few eyars all over the country, love to see what you are doing and again, compare notes.

If the file doesn't close the negotiator doesn't get paid, that's how we do it.

I work for a title company in Indiana and we have a program that is specifically designed to help homeowners and real estate agents in the short sale process. We are MARS compliant and have done over a year of research before starting the program this past year. We started this program to help agents focus on their job and continue to market and sell property. We realized how time consuming the short sale negotations could be and alot of the local agents were devoting all their time to one file they were losing business elsewhere. This is where we come in, I work on only short sale transactions and we take the file from the very beginning to the end.  We deal directly with the lender throughout the whole process. I have worked over 75 files myself this year and last month we hired another employee to assist me with the short sale program. I have had great success rate at getting short sales approved. Not only do we negotiate the mortgages we also will negotiate judgements and liens.

I hope that will all the comments you will take into account that not ever title company is willing to take on a short sale but the ones that do are a benefit to homeowners and real estate agents everywhere.
