I have heard good and bad about US Bank, mostly they are hard to work with as they are not proactive at all, any experience with US Bank I would love to hear the outcome and any suggestions. We are in California.

Yes, one had a 2nd. I absolutely never want an appraiser in a property without an agent. Just for the reason you state.
So, you must fight that value. They will probably budge eventually.
My experience with US Bank (three deals, I think) is that they were slow to process, but the outcome was good.
Did you have any with a 2nd lien?
Did you meet the BPO agent with comps? I talked with one agent that was using a 3rd party for negotiating and he did not meet the BPO agent and the value came in to high and the bank would not budge.
