short sale on residential lot

My buyer's put in an offer on a lot 7/15/12. The seller's lender is M & I. Is the short sale process about the same as a home? More or less time? Hardship package to qualify into a Short sale? The listing agent seems to know / offer very little info. Its been 2 months and no response from lender. I sense the the seller's Lawyer is doing most of the negotiating , not the listing agent. Are commissions usually less than 6% ? Thx- Bob

  • Hi Bob, Vacant lot short sales are the same as for improved property, including hardship, etc.  If M&I has the package, surely there has been some communication between them and the attorney.  I'd find out if the valuation has been done or at least ordered.  Commission should be the same as for an improved property.
