I am looking for contributors to a database of short sale laws for each state. Specifically I would like to know:
1. Is your state a Judicial or Non-judicial foreclosure state?
2. Is there laws about deficiency waivers for short sales vs foreclosure?
3. Who is allowed to negotiate short sales in your state? Agents, Attorneys, Third part negotiators?
4. Does your State have any laws or extra requirements for agents to specialize in short sales.
I have been following discussions here for awhile and know that there are a lot of very knowledgeable people working short sales across the U.S. here. Thanks in advance.
