  • This loan is an FHA loan. Needs to go through the Waterfall program. Customer service told client today that he and his separated wife must officially be divorced to go through a short sale. Has anyone else been told that or can verify the accuracy of that comment from your experience. It is a BOA/FHA loan. Must be divorced vs separated.

            Some hardship's will allow the borrower to bypass attempting a loan modification. Divorce is one of the hardships. If you this file was already in the pre foreclosure program , I would be opening a complaint with HUD.

         Approved for a short sale as in it was under a review for a Pre Foreclsoure Sale or it you received an actual approval letter from the lender?

    • We did not receive an approval letter from investor. It was under review. Now we are at the final stages and we are being told that the client never went through application for loan modification so short sale is denied. Need to go through loan mod. So it looks like we are starting over and there are only 45 days til it goes to sheriffs sale. I do not hold much hope because it took 5 months to get where we are today.

               Did this go through the Pre Foreclosure Program (FHA) or is this a traditional short sale? You still have time, don't give up hope!
