This is again another fast Short Sale approval on a 2nd loan where we are still waiting for the Bank of America Short Sale Approval letter on the 1st thru Equator

 

Hoping that will arrive soon so I can issue another Bank of America Thank you!

I recently closed a file where UG was the 2nd (they paid off the 2nd loan & became the servicer/owner). The 1st was also Bank of America. My UG approval also came quickly. There was a delay with B of A due to the fact it was a portfolio loan, and they were writing off more than $400,000. (They actually wrote off more than $600,000 - due to fire damage). UG was WONDERFUL to work with. Each time I needed an extension (and there were quite a few), it was issued within 24 hours.LOVE THEM !!!
Laura, that is great! UG has been so responsive to emails and calls it is so nice when you have great communication with a negotiator/servicer. I'm hoping I don't have to request an extension, but if BOFA drags it on, I may have to.

On mine they did....due to so many things...if it could have gone wrong...it did...lol. After our area prices finally quit crashing, we had a great buyer/offer...then vandals set fire to the house. I must say that most of the delay was not B of A's fault, but once we had a cash offer from a buyer - as is (over 200k) in fire damage, it still took about 45 days for the approval due to the size of the loss. UG reissued their approvals with no problem. They just like to be kept in the loop as to what is happening with the 1st. I would suggest giving your UG negotiator updates throughout the process.

On the UG Second...what did they accept as a payoff? I am working on one now that is only about $60,000 and wanted to figure out what to expect.

Mine was a long battle...not with them...1st took too long for approval...then $200k fire damage etc...Originally they wanted $7000 on a balance of about $63,000. They settled for $5300.
