I have a short sale that was approved by Wells Fargo.  My client had a collateral loan with Santander.  He negotiated that down and paid it off a couple years ago.  They never sent the discharge either to the client or to the county for the lien release.  I'm dealing with the original negotiator and I'm getting the usual run around.  I need the discharge within the next two weeks otherwise this will die!  Does anyone have a number for lien release?

what type of loan are you trying to short sale?

The first loan with Wells was approved for the short sale.  The approval expires on April 24, 2014, which is the first lien.  The second lien I didn't know about until the mortgage came up in title.  The client negotated a short payoff almost two years ago and in the release, Santander was supposed to provide the mortgage discharge.  The client never received it and they never sent it to the county.  Now I'm trying to get in touch with the lien release department to get the discharge.  The fact that his loan was behind and negotiated down, put the loan in the default department and they won't give me any other contact.  I don't have much time to get the discharge.  There's no money to hold pending the release of this lien and we can't convey clear title right now.
