Is anyone familiar with this company they are out of Boca Raton Fl. They also go by the name of  First Fidelity Loan Servicing. Apparently they acquire loans from PMI companies such as Radian. It looks like they have fallen of the map as we sent all documentation to them over a month ago  and now we are getting no response. I skip traced their address and was told by property management company that the abandoned their lease back in January. How can we get their lien released if they are no where to be found. I did locate a name associated with them..Brad Axel also out of Boca Raton, Fl

  • They should have an agent of process listed with the state.  Look them up in Sunbiz and then send a certified letter to them (no return reciept needed).  I would state that you are informed by the holder that they are agent for holder and that they have not made contact with you regarding your (X number) of inquiries over (Y time). Include all loan information.

    Give them a specific deadline to respond (your brokerage atty may be able to give you the reasonable time, some states 3-5 business days, some 10 days, 10 business days etc.)

    I would send a copy of the letter to the Holder as well (certified again).  You will probaby have a response very quickly. Having copies of unanswered letters may help your client in the long run.  They can be used in many other ways when expediting the process later.

    If I sent and never got response, I would send a second letter demanding proof of ownership and posession of the orignial note and mortgage to them and the holder.  This could change everything.
