Hi Everyone,

 

I have been under contract for a short sale since September 17th (approx. 3 and a half months) and we recieved a verbal approval on our offer about a week and a half ago. At that time we were told we should recieve the actual approval letter in 1-2 weeks (two weeks would be this coming Thursday). Last night we got word from our agent that the negotiater said "The only thing they are waiting for is the recording of the new quitclaim deed.  The seller had too many different names and misspellings for her name."  

 

Has anyone ever run into this before? I am just trying to figure out about how long this will actually hold things up...is it a few day's, a week, several week's, a month, etc...

 

I really appreciate any information/opinions that can be provided!!

    We actually just got word from our agent that the Quit Claim Deed was taken care of . Now we are just awaiting the final approval letter which my agent said should come in about 2-3 weeks.

  • A recorded Name Affidavit may suffice as well.

  • A quit claim deed can be done very quickly.  Have your title agent get it done and get it recorded asap.
