Property "Preservation" companies

Is anyone else experiencing problems with property preservation companies?  Five Brothers is the name that keeps popping up with us.

 

The latest is the tarp on the roof of the short sale approved property with cash Buyer.  Five Brothers placed a tarp on the roof by screwing down planks of wood over the tarp to secure to the roof and placed blue tape of previous water stain on ceiling.  Homeowner removed tarp for insurance company to perform full inspection.  Absolutely NO water or roof damage present except NOW for the screw (yes, SCREWS) holes in the roof made by Five Brothers. 

 

Buyer has now walked and U.S. Bank wants Seller to sign a Deed In Lieu.  You can only imagine how much time has gone into this short sale between U.S. Bank, Fannie Mae and Five Brothers.  > \

  • I received a voicemail message from U.S. Bank this morning.  It looks like U.S. Bank is sending out a contractor to completely remove the tarp and repair any damage to the roof.  Will keep you posted as to whether or not Five Brothers will further be involved and if the damage is repaired properly.  I did have to escalate this issue with Fannie Mae and U.S. Bank regarding this issue to get to this point.

    • Five Brothers was the company that was sent out to repair the roof damage.  Roof has been repaired and have a new contract that has been submitted.  But, had this homeowner NOT had current homeowner's insurance and stayed pro-active in removing the tarp for a complete assessment, this property would have foreclosed.  So far, so far, though.
