I like the quality of overnight prints. Not sure they are the cheapest but nice postcards. I have to say I've minimized my direct mail efforts to be able to maximize my online presence. I've found I get more business through my online activity than direct mail, but others may have a different opinion. I'd love to know what is working marketing wise for direct mail for others.

Remember that mailers are about a 2% success rate and it takes time to get it going. Say you send 1000 post cards per month for 12 months to a farm, in your case a targeted farm or a demographic farm of sorts, that is about 50 cents per card or $500 per month x 12 months or $6000. Your expected return should be 2% or around 20 listings from it. Not sure how many of your listings sell but assume that 65% sell and out of those (short sales) you close 75% (being conservative) you would have about 10 closings from it, in my area that would be $50K in GCI. Good ROI, right? Right!
Now imagine walking a 500 home neighborhood one week of the month each month hitting knocking on 100 doors per day for a week. You spend 8 hours each day, get some excercise and start building relationships. The return on that is 1 piece of business for every 6 people that you build a relationship with and stay in touch with, they will either buy or sell with you or refer someone to buy or sell with you. Being conservative lets say in 12 months you gather 100 names and emails and put those 100 on a drip plan and follow up plan. Your success should be 10 or more closed deals, could be 16 to 20. So 10 closings is still 50K but what did it cost you? Now imagine doing this in 4 neighborhoods and you close 15 from each one, just from door knocking and building relationships and becoming the expert!
Both ways work well, one is great if you have marketing money and the other is great if you have more time than money
