I have a short sale that the buyer wanted to buy the fridge and washer/dryer, should I show this on the HUD or out of the HUD? Should I just pretend I don't know anything about it? What is the legality of this, can anyone advise?

If those items were not specifically considered as part of the original purchase contract then they are not involved in the real estate transaction unless you present your offer with them as a condition of the sale. In some states they are typically items that stay with the property such as in Florida, but would not typically stay with the house as in TX. If the buyer buys them from the seller in a separate private transaction that is no different than if the seller sells them on Craig's list or in a garage sale and you are not a party to that transaction and they have every right to sell them to whoever they want to.
