NO MORE LENDER/PRETENDERS - WORK DIRECTLY WITH FANNIE MAE IN CALIFORNIA

FANNIE MAE MORTGAGE HELP CENTERS, COMPTON, SACRAMENTO PERHAPS MORE.

I MADE CONTACT WITH THE LOS ANGELES AREA OFFICE (THERE ARE AT LEAST 3 OFFICES IN CALIF.) AND I WAS TOLD THAT THEY WILL WORK DIRECTLY WITH BROKERS/AGENTS AND THAT THEY ALLOW COMMISSIONS.  I HAVE SINCE CONFIRMED, AS OF TODAY, THE SAME INFORMATION THAT THEIR LOS ANGELES AREA OFFICE SUPPLIED, WITH THEIR SACRAMENTO OFFICE   THE CRITERIA IS:
 
1.  ONLY FANNIE MAE OWNED PROPERTIES.
 
2.  THEY WILL ALLOW YOU AS THE AGENT TO CONTACT THEM AT THEIR PHONE OR ADDRESS SHOWN   
      BELOW FOR EITHER A MODIFICATION OR SHORT-SALES REQUEST.
 
3.   THE ONLY CONDITION IS THAT YOU OR YOUR CLIENTS  ARE NOT ALREADY DIRECTLY WORKING
       WITH THE UNDERLYING PRETENDER/LENDER AND HAVE NOT SUBMITTED A FULL SHORT SALE
       APPLICATION FOR APPROVAL.  MY UNDERSTANDING IS THAT IT DOES NOT MEAN THAT PHONE OR
       MAIL CONTACT DISCUSSIONS HAVEN'T HAPPENED, ONLY THAT NO DOCUMENTED REQUEST FOR A
       SHORT SALE HAVE STARTED.
 
4.    TO START, YOU CONTACT THEM BY PHONE WITH LOAN NUMBER, ETC. AND THEY WILL EMAIL OR
        MAIL YOU A SHORT SALE PACKAGE.
 
5.    THEY TOLD ME THAT ONCE THEY ACCEPT IT YOU ARE WORKING DIRECTLY WITH FANNIE MAE.  NO
        MORE PRETENDER/LENDER/SERVICER TELLING YOU THAT YOU THAT "FANNIE MAE" WON'T STOP
       THE FORECLOSURE WHEN YOU HAVE A GREAT OFFER IN YOUR HANDS.
 
FYI, THE LAST SHORT SALE DEE WAS INVOLVED IN I WAS ABLE TO FIND OUT HOW MUCH THE SERVICER WAS RECEIVING FROM FANNIE MAE...IT WAS APPROXIMATELY $ 46,000 IN A
$ 198K SALE...NO WONDER THEY HAVE NO INTEREST IN A LONG SHORT SALE OR GETTING AN EXTENSION OF THE FORECLOSURE DATE.  THE SOONER THE FORECLOSURE, THE SOONER THEY
GET PAID.
 
I'M SURE YOU KNOW THAT YOU MUST MAINTAIN AN ARMS LENGTH TRANSACTION WITH ANY RELATIVE AND CAN'T BE THE LISTING AGENT ON YOUR PARENTS HOME.

Interesting.  I may try this on my next sale.  I hope you were given accurate info.  I'm not in CA but have been able to use the FNMA help desk with success here.
