  • Apparently all the representatives at LCS are pompous, arrogant, and condescending.  They try to "bully" you into agreeing to their outrageous terms.  I spoke to Mary Vincent there and got nowhere.  I finally asked for her supervisor.  She stalled so I asked again and told her that I would contact their CEO if she didn't transfer me.  Her exact response to me was to say sarcastically, "Well aren't YOU impressive," followed by laughter.

    • I agree - very unprofessional -

      LCS was offered 5% on my short sale deal - they want 25% on a $40K loan balance.

      I have asked Chase to take back the file - they will not do it.

      Next step is to try a Supervisor at LCS !   These people are sharks.

  • NINA = No Income No Asset (stated income and stated assets) for underwriting purposes.  It should not make a difference if you are doing a short sale though.

  • can you confirm the steve locklear email? I just tried it and it bounced. Have already spoken with Chris Rupert and he is demanding a $12k payoff on a $35k lien, with a purchase price of $40k and net to first lien of $31k.

  • I just spoke to one of the Supervisors Chris, they won’t give me his last name but I have his Ext. (5947). he was more arrogant then my negotiator but more business minded, the first guy I was talking to was asking for 25,000.00 and I got Chris to come down to 7,000.00 but still too much, I will by pass them all together and go to the note holders legal department which in my case is Chase, I have done so before and it has worked well.
