Have to agree with Jeff here it is all up to individual preference as well as what experiences you have had with third party processing companies. You really have to have a good chunk of files to make it worth your while to hire someone in house so if you don't want to do them yourself many times a third party is the best option. Just look for companies with good communication standards.
Although I understand your experience on the buyers side Jeff I think it is a symptom of who you have worked with more than the idea itself. Nearly 25% of our new business comes from agents who worked with us on the buyers side and were impressed enough to use our services. Many people in real estate and that means title companies, realtors, lawyers, processsing companies etc...tend to forget the customer service aspect when dealing with distressed properties. It's super important to keep everyone up to date. Anyway I'd be happy to answer any additonal questions if need be.
+1 I could not agree more. My experience on the buyers side has been 3rd parties trying to hold approvals hostage or never communicating. On a recent one, the 3rd party could not get their fee paid (they hid it inside of the closing fee and padded the closing fee an extra $2500) and when the lender would only pay a $750 closing fee they tried to strong arm the buyer into paying the fee. It was the 3rd party that specifically advertised that they get paid from the lender and if the lender does not pay, they will waive the fee. We held firm and told them that if they can not close it for $750 our title company will and they gave in, only after wasted hours of arguing. On another, a 3rd party charged 1.5% "clear title fee" and we negotiated that fee to be paid by the seller and not our buyer, after 6 months of waiting on approval, the 3rd party tried to hold the approval hostage saying that unless our buyer paid the fee, he would not send the approval letter. We won on that one too
That is what I have seen numerous times in my area. I know alot of 3rd party negotiators that are AWESOME and would be very comfortable with them but unfortunately they are not close to my area.
Hi Jeff, We have been thinking about hiring someone in house, but not sure if I am organized enough to give them direction. Do you have a packet that you use (disclosures for the seller, short sale addendum different than the FAR forms,etc.) that you would be willing to share? Collecting the paperwork from the sellers has been a challenge, and following up on the details, as I am busy listing and selling too. Would you have time to communicate by phone? my email is: [email protected]. As I had mentioned my experience with 3rd parties has not been good. We have been communicating with a law firm that has been handling a lot of short sale (successfully) , they charge $1850 up front for the seller, but now they are overlapping with a short sale company, that has better software and tracking programs andthey charge $2,000.(can be paid by seller or buyer) That seeems like an awful lot of money. We have a lot (almost all) of seller clients that want to speak to a Florida attorney, prior to listing. As they may be from out of state. Thank you, Sunnie

My company does processing for realtors and we are located in South Florida. One office in Broward and one in Miami-Dade. We have quite a bit of success and close some 40+ short sales a month. We also only do it for the closing so there is no charge to realtors or buyer/seller other than standard closing fees.
