Sunnie, what are you looking for?  Are you an agent looking for a 3rd party to work your short sale?

Jeff- Did you receive my reply?  I am new to the forum, not sure if I did it correctly. I'm an agent, taking on more short sales. Need help, there are so many details. Looking for a negotiating company, that I can send short sales to and they take it from there. I have used some companies, that have not done a good job.  I'm not sure how other agents are handling this so that they know the negotiators are competent, and actually caring that the deal gets done. or are they handling it themselves. I work in a small area, not many agents to check in with about how they are doing it, only 3 of us in our office. How do you handle them?  You take the short sales and work them as an agent? I am open to ideas. We are in a resort market, none qualify with HAFA, none are primary residence. All second/investment homes.  I located  a law firm in Orlando that has a full time short sale person, who had a good history from other agents, from getting second home short sales closed. She also has a processor who helps her. Plus the clients can get a consutation with the attorney prior to starting. (he also does foreclosure defense)  A lot, most, of our clients are from out of State, and they ask if there is a Florida attorney they could speak to for advice- we have lined up a couple for them, that the client pays a flat consultation fee to them. That has been working pretty good. They review the options with them. Only one decided on Foreclosure defense. Most want to not drag it on, and just be done with the house here. They don't want to be foreclosed on. Most are wanting to get confirmation on No Deficiency to do  the short sale.  I am looking for options or ideas, that is why I joined this great forum! Thanks Sunnie
Hey Sunnie, Sounds like your market is very much like mine,  We have ALOT of condos and second homes that we work short sales on, investment properties.   I work my own short sales.  The number of short sales that I do are not that great, I may close 50 to 60 this year due to our market being pretty small.  If I were to need more help, I would hire someone to handle it in house for my team and wouldn't send it out to a 3rd party.  Nothing wrong with a 3rd party, it is just a business decision and choose to keep the business in house where I can put my hands on it and be able to do what I need to do with the file without waiting on a 3rd party to give me updates and get it approved.  Alot of people use a 3rd party but my experience, when we have a buyer and the listing agent uses a 3rd party has not been a good experience.  Others have been happy but I have not. Might be a control issue :)

Have to agree with Jeff here it is all up to individual preference as well as what experiences you have had with third party processing companies. You really have to have a good chunk of files to make it worth your while to hire someone in house so if you don't want to do them yourself many times a third party is the best option. Just look for companies with good communication standards.

Although I understand your experience on the buyers side Jeff I think it is a symptom of who you have worked with more than the idea itself. Nearly 25% of our new business comes from agents who worked with us on the buyers side and were impressed enough to use our services. Many people in real estate and that means title companies, realtors, lawyers, processsing companies etc...tend to forget the customer service aspect when dealing with distressed properties. It's super important to keep everyone up to date. Anyway I'd be happy to answer any additonal questions if need be.

+1 I could not agree more.  My experience on the buyers side has been 3rd parties trying to hold approvals hostage or never communicating.  On a recent one, the 3rd party could not get their fee paid (they hid it inside of the closing fee and padded the closing fee an extra $2500) and when the lender would only pay a $750 closing fee they tried to strong arm the buyer into paying the fee.  It was the 3rd party that specifically advertised that they get paid from the lender and if the lender does not pay, they will waive the fee.  We held firm and told them that if they can not close it for $750 our title company will and they gave in, only after wasted hours of arguing.  On another, a 3rd party charged 1.5% "clear title fee" and we negotiated that fee to be paid by the seller and not our buyer, after 6 months of waiting on approval, the 3rd party tried to hold the approval hostage saying that unless our buyer paid the fee, he would not send the approval letter.  We won on that one too

That is what I have seen numerous times in my area.  I know alot of 3rd party negotiators that are AWESOME and would be very comfortable with them but unfortunately they are not close to my area.

 

Hi Jeff,  We have been thinking about hiring someone in house, but not sure if I am organized enough to give them direction.  Do you have a packet that you use (disclosures for the seller, short sale addendum different than the FAR forms,etc.) that you would be willing to share?  Collecting the paperwork from the sellers has been a challenge, and following up on the details, as I am busy listing and selling too. Would you have time to communicate by phone? my email is: [email protected].   As I had mentioned my experience with 3rd parties has not been good.   We have been communicating with a law firm that has been handling a lot of short sale (successfully) , they charge $1850 up front for the seller, but now they are overlapping with a short sale company, that has better software and tracking programs andthey charge $2,000.(can be paid by seller or buyer)   That seeems like an awful lot of money.   We have a lot (almost all) of seller clients that want to speak to a Florida attorney, prior to listing. As they may be from out of state.  Thank you,  Sunnie

Yes but I only work short sales if they are referred to me by others, I don't work as a third party.  I know a few companies that do .
I would go with one of the Two Superstars..Bryant or Jeff!

My company does processing for realtors and we are located in South Florida. One office in Broward and one in Miami-Dade. We have quite a bit of success and close some 40+ short sales a month. We also only do it for the closing so there is no charge to realtors or buyer/seller other than standard closing fees.

Hi Sunnie. I don't work as a 3rd party negotiator but I do co-list properties with agents in other areas. The way we work it is they handle the property and I handle the lenders. We both communicate with the sellers. We split the listing side commission 50/50.
