I own a deed of a property and looking to buy the note from Nationstar.

The property is in foreclosure but the matter was scheduled for dismissal based on Plaintiff’s failure to prosecute this case. 

The mortgage holder stopped making payment since 2010. 

I started short sale a few month ago but did not continue because of the risk of losing at auction.com

the property needs a total rehab and of course vacant. 

any advice?

Sorry about your difficulties. I personally don't feel you will have luck purchasing the note from Nationstar, but I may be wrong.

What is your concern with auction.com and why did you stop prior to the outcome of the auction?

Trying to buy a particular note is not going to happen. I know it has been advocated by some guru types, but it's not going to happen. One problem is that you are not a legitimate "counter party" and the note owner has certain responsibilities. You now own a liability, not an asset.
